Pricing questions

Why does the price follow portfolio size?

The work Lumezzo does grows with the number of properties: more leases, payments to match, loans and settlements. That is why plans are set mainly by the number of properties, not the number of features. Fully used, Portfolio comes to about 50 CZK and Business to about 50 CZK per property a month.

Which properties count towards the limit?

The home you live in and the properties you rent out. Both feed the same tax, mortgage and cashflow calculations.

What does the Excel migration include?

We map the structure of your spreadsheet, move a few properties first and check them with you, then import the whole portfolio including tenants, leases and mortgages, and go through the first real rent close together. If it does not match after the move, we fix it for free. You arrange the move with us; the founder does it personally, so we only take a few each month.

How do yearly payment, the money-back guarantee and cancellation work?

On Portfolio and Business the yearly payment costs twelve times the monthly one and adds founder services: on Portfolio the Excel migration and personal onboarding, on Business also three monthly rent-close calls. On Solo it costs eleven times the monthly one, so one month is free. It is paid up front and comes with a 60-day money-back guarantee: cancel in the Plan tab within 60 days of the first payment and we refund the whole yearly price. If your plan included the Excel migration and we had already done it, we deduct its standalone price. After those 60 days, cancelling keeps your access until the end of the paid year and the remaining months are not refunded. As a consumer you can also withdraw within 14 days of your order with the button in the Plan tab; we refund the full price, or the price minus the days used if you asked us to start the data migration early. A monthly plan can be cancelled at any time and access runs until the end of the current month. You can upgrade or downgrade at any time.

Do I need a credit card for the free plan?

No. Signing up needs no card and no commitment. For the first 30 days you get the Portfolio plan features, including bank accounts and payment matching. Then you move back to the free plan with one property, three invoices a month and tax calculations and filing previews. Nothing is deleted; data above its limit stays read-only.
